What counts as an emergency
If any of these describe your situation, the response window is measured in hours. Standing water starts damaging finishes, insulation and framing almost immediately.
Active water entering the basement
Water visibly coming through a wall, a floor joint or a cellar entrance while it is raining. The volume usually gets worse before it gets better.
Sump pump has failed
The pump is not running, is running constantly without lowering the water, or the power is out and there is no battery backup. The basin fills fast.
A foundation wall has moved
A new horizontal crack, a wall visibly bowing inward, or material falling out of a wall. This is a structural situation, not a water one.
The roof is open
Storm damage, missing sections, a tree strike. Tarping fast is the difference between a roof repair and a whole-interior repair.
A cellar entrance or areaway is flooding
Water at door level with nowhere to drain. Common on attached and semi-attached homes, and it enters the house at floor level rather than through the wall.
Masonry is unstable
A chimney, retaining wall or set of steps that has shifted and could come apart. Treat the area as unsafe and keep people away from it.
Do these first
- Electricity first. If water is near outlets, appliances or the panel, shut the affected circuits at the breaker. Do not stand in water to do it.
- Photograph everything before you move a single thing. This is what an insurance claim is built on.
- Lift what you can off the floor, and get anything porous away from the water.
- Shut the main if there is any chance a plumbing failure is involved.
- Stay off the roof. Wet, storm-damaged roofs are how people get seriously hurt.
- Keep the sump discharge clear if it is frozen or blocked, and only if you can reach it safely.

What should I do before you arrive?
If it is safe: kill power to any circuit near standing water at the breaker, do not walk into a flooded basement with live outlets or a running pump, move what you can lift, and photograph everything before you move it. If a pipe is involved, shut the water off at the main. If the roof is open, do not go on it.

Is same-day the same thing as emergency?
We offer both. Emergency generally means water is actively entering and damage is getting worse right now. Same-day means something urgent that is not actively flooding. Say which one applies when you call.
